As a mother of two incredible, not-so-little-anymore boys, being a role model is at the heart of everything I do. I strive to show them the value of being honest, kind, respectful, and trustworthy – the same values I bring to every client meeting.

They see me working hard, putting in the time and care each unique situation deserves. I started in this industry out of a genuine love for helping people. How Mortgage Brokers Actually Work

It’s not just about rate

A mortgage isn’t just about finding the lowest number. It’s about matching your income, goals, and future plans with the right lender and product structure. Two people can get the same rate but end up with very different outcomes depending on how the mortgage is built.

It’s a long-term relationship

This isn’t a one-time transaction. A bank sees an application. I see a file that evolves over time. As life changes, the strategy should change with it — income, property plans, refinancing, renewals.

What does a mortgage broker do?

Compares lenders and structures your mortgage so you’re not limited to one institution. The goal isn’t just finding a rate — it’s matching your situation with the right lender, product, and approval path so the mortgage actually fits long-term.

Does it cost anything?

Usually no. Lenders pay broker compensation once the mortgage funds.

What can’t you do?

I can’t override lender decisions or approve mortgages directly. Every file still goes through full lender underwriting, and approval is always subject to their final review and documentation requirements.

Are pre-approvals guaranteed?

No. A pre-approval is a strong starting point, but it isn’t a final approval. It can still change once a property is chosen or additional documents are reviewed by the lender.

Do all banks work with brokers?

No. Some lenders are direct-only and do not use the broker channel. Others do, which is why brokers help expand the range of options available instead of being limited to one institution.
