1. RRSP Home Buyers’ Plan (HBP)
If you’ve been saving through an RRSP, the HBP lets you borrow from your own savings — completely tax-free — to buy your first home. You can withdraw up to $60,000, or up to $120,000 combined if you’re buying with a partner. This one isn’t Nova Scotia-specific, it’s available to buyers across Canada. The funds do need to be repaid over 15 years, so it’s worth staying on top of those payments to avoid penalties.
2. First Home Savings Account (FHSA)
The FHSA might be the single most powerful tool available to first-time buyers right now. You can save up to $40,000, contributions are tax-deductible, growth is tax-free, and withdrawals for your first home are tax-free too. A lot of buyers pair the FHSA with the RRSP HBP for a layered savings strategy that maximizes both the tax benefit and the total pool of money available.
3. GST/HST New Housing Rebate
Buying a newly built home in Nova Scotia? This rebate gets you back some of the sales tax you paid, which can meaningfully reduce your overall cost. The home needs to be your primary residence to qualify, and in some cases Nova Scotia’s own HST rebate can stack on top.
4. Nova Scotia Down Payment Assistance Program (DPAP)
DPAP offers an interest-free, repayable loan covering up to 5% of your purchase price — a genuinely useful boost if you’ve saved most of what you need but want a little extra push. It works on new and existing homes, and if you’re buying in the Halifax area the purchase price limit is fairly generous. Eligibility and applications run through the Government of Nova Scotia’s website.
5. First-Time Home Buyer Tax Credit (HBTC)
A smaller one, but worth claiming: up to $750 back after your purchase to help offset legal fees, inspections, and land transfer costs.

Myth: A 5% down payment is only for first-time buyers. Reality: Anyone buying a home they’ll live in can qualify for 5% down, first-time buyer or not.
Myth: The down payment covers everything. Reality: Budget for closing costs too — usually 1-2% of the purchase price, covering legal fees, inspections, and tax adjustments.
Myth: You can’t improve your credit quickly. Reality: You can. Consistent payments, lower credit utilization, and a bit of guidance can move the needle faster than people expect.
