A streamlined service that bundles all required mortgage documents into one compliance-ready PDF and handles the upload to MA once you’re broker complete.
Includes:
- Packaging all lender, compliance, income, property, and down payment documents into a tidy PDF
- Uploading the completed package to MA compliance (or sending it back to you if you prefer to upload yourself)
$85 per package sent out for signing
Starting after mortgage approval, this service prepares and delivers a clean, compliance-ready signing package for 1–2 borrowers, complete with all required disclosures and lender forms.
What we do:
- Generation of key documents such as the MPP, provincial disclosures, and the Mortgage Product Suitability Form that we all love so much (right?)
- Creation and delivery of the full signing package, including all lender forms for up to 2 borrowers
- Submission of the signed MPP Application to MPP

→ Excessively disorganized files that make locating documents a challenge (like if it takes more than 15 minutes to sort through docs to figure out what is what..)
→ If the file requires more than 10 images to be converted to PDF (especially those sneaky .heic iPhone photos)

Add-Ons & Extra Services – Optional upgrades for those “special” files.
→ Appraisals +$10 if you want us to order the appraisal for you. We will need your login to the appraisers portal
→ Land Title +$5 if you want us to order a land title for you. You will need a MyLTSA account that is pre-loaded with funds for this or I can pay for it and add the cost of title plus $5 to your invoice.
→ Extra Borrower(s) +$10 to add up to 2 extra borrowers to the signing package
→ Re-do & Re-Send for Signature +$20 If lender or mortgage amount changes and documents have to be re-generated and sent out for signing again

Not My Circus (Read: Your Responsibilities, Not Mine):
I’m here to build beautiful, compliance & payroll packages—not to babysit files or manage your deal. If it falls into one of these buckets, it’s your show:
✗ Pre-Submission to lender signing docs (consent, etc)
✗ Returning signed docs (e.g., Form 10, commitment) to the lender portal
✗ All communication with clients, lenders, and closing partners
✗ Determining if income or bank documents are valid or lender-acceptable
✗ Taking responsibility for delays due to incomplete, incorrect, or unlabeled files
Obligatory Terms & Conditions
→ Signing packages will be completed within 1 business day, subject to current volume and workload.
→ Payroll packages must be uploaded prior to closing to ensure compliance with regulatory requirements. Delays in submitting files to MA Link are the responsibility of the broker.
→ Cancelled files still need payroll packaging.
→ Compliance review at MA can take up to 10 days.
Hi, I’m Kerri — your friendly neighbourhood paperwork whisperer and champion of file organization and broker sanity. Since October 2020, I’ve been a licensed sub-mortgage broker with A Better Way (on the MA side), and these days you’ll find me not only brokering files, but also behind the scenes, turning chaotic mortgage files into neat, compliance-ready masterpieces – letting you do what you do best.
Outside of the paperwork hustle, I’m a proud mom of two amazing boys. They inspire me every day to be honest, kind, and trustworthy – not just in life, but in the work I do for my clients and partners. And, occasionally you may find me hard at work from a film set supporting my kids in their projects (see here)
